It’s Always a Good Time for a Home Inspection

A home inspection can often break your heart. You have found a fabulous place, are totally in love with it and have moved into it in your own head. And then you learn that the foundation is rotting or the cost to make a number of fixes to make it a safe home to live in just is too much to take on (and the Seller in unable to afford the repairs, ro it is owned by a bank and repairs are not a part of the negotiation process.

I have been lucky in the purchase of my two homes – but I also knew it when I got the keys. I think I would be really scared to move in to a house where I did not know what was going on behind the walls. One major catastrophe and I could lose the house.

Inspections aren’t just for buyers. I have a very savvy client right now who wanted to get an inspection done before putting an investment property on the market. They wanted to know if there was something else they needed to do NOW to speed up the process for the sale later. They were able to rest easy that the remodeling work they’ve been doing for over a year was okay and they aren’t going to get any surprises from a home inspector working for a buyer who might let his ego get involved in the negotiations. It’s been known to happen.

Today’s Realty Times also has an article that speaks to this topic that I wanted to share with you.
